THE HIDEOUT ASSOCIATION FOR THE ARTS HIGH SCHOOL SENIOR AWARD

Deadline: May 21, 2010. The Art Committee has established two $800.00 Awards for students pursuing a career in the arts, e.g. fine & performing arts, graphic arts, culinary arts, etc. Applicant must be a high school senior accepted at an institute of higher learning  pursing a career in the Arts. This award is designated for the purchase of books and supplies necessary for the chosen courses. Return your application along with one letter of recommendation from a teacher or guidance counselor together with a copy of your transcript and mail to: The Hideout Association for the Arts, 1329 The Hideout, Lake Ariel, PA 18436

On January 1, 2010 electricity generation rates will be deregulated in NE Pennsylvania resulting in an increase in electric bills for residential PPL customers of approximately 30%.  The Hideout’s electrical usage is large enough to be able to take advantage of discounts with various electricity suppliers to reduce the electricity cost increase for Hideout POA facilities somewhat. We are actively investigating the best option for Hideout POA electricity purchases next year.  
 
Discounted suppliers for residential service are just now entering the market.  We are aware of one discount supplier for this area.  That supplier is Dominion.  To investigate how their discount program might work for you go to www.dom.com <

ATTENTION ALL HIDEOUT LAKEFRONT OWNERS

(ROAMINGWOOD, DEERFIELD, AND BROOKS LAKE):

Planning for the 10 foot drawdown of Roamingwood Lake to armor the dam has begun and projects to improve the water quality in all Hideout Lakes will begin next year. MEMBERSHIP UPDATE ON THE AVOY ROAD SAFETY INITIATIVE

On Thursday, August 27, tragedy was narrowly averted at the North Gate as a member driving across Avoy Road was nearly struck by a Recreational Vehicle. Fortunately, the member was not hurt but her vehicle careened into the gate resulting in thousands of dollars in damage to Hideout property.

This incident comes as no surprise to anyone who crosses this intersection with some degree of anxiety. Over the years, Avoy Road has been the scene of many serious accidents. This is as a result of its deep, windy slope and the dangerous mix of high traffic volume and northeast Pennsylvania weather conditions.

To improve safety for the membership, over the past few years the Hideout has undertaken a number of safety improvements with PENNDOT, Lake Township, Wayne County and the State Police such as relocation of the mailboxes, the flashing light, signage and traffic enforcement. These efforts are on-going as incidents like August 27th can become more common as the Hideout and the surrounding areas continue to grow.

Understanding that there are limited options for Avoy Road, as any significant improvements would require substantial government capital investment, we are also exploring ways to reduce the Hideout reliance on it. The most feasible and cost effective strategy is to provide a second means of egress in the North Section.

As more homes were built and families moved into the North Section, the need for a second gate was already clear. Emergency vehicles waste precious minutes traveling around the North Section and it is inconvenient for members particularly those traveling north toward Honesdale. The existing emergency exit gate on Hidden Lake Road was not suitable for this purpose because it lacks adequate space to allow vehicles to safely enter and exit the community and would block access to existing homes. Finding the proper location was challenging as there are few places that offer direct access to outside roads with the necessary space to ensure safe passage.

During this process, a nearly 6 acre plot of land came up for sale bordering Stock Farm Road and Split Rail Lane. The Board did not want to miss this opportunity, so it reviewed the feasibility of this property use as gate with a traffic engineer retained by the Hideout, along with the Lake Township Board of Supervisors and Township Engineer. All agreed that the property was an ideal location for a new gate and late last year the Hideout purchased it for $66,000. In fact, the Township Supervisors urged the Hideout to proceed in an expeditious manner in securing approval for this access.

Earlier this summer, the Hideout submitted design plans for the gate to the Conservation Area District and the Pennsylvania Department of Environmental Protection. The gate was designed to be unobtrusive and fit well into the wooded aesthetics of the Hideout. The added benefit for neighbors near the gate is that the property was not purchased by homebuilders and will now remain mostly undeveloped.

The Conservation District has quickly provided a favorable response to the plans, and we anticipate a response by the state sometime this winter. The process for crafting next year budget is on-going though it is anticipated that some funding will be allocated to commence work on this project next year.

Security and the Board is also exploring whether the gate will be staffed. We welcome feedback from the membership and look forward to keeping you posted on its progress.


Cameras have been installed at the Marina for the protection of our members and their property. The cameras are monitored from the North Gate Control Center, 24 hours a day.


New Trailer Regulation
The regulation regarding trailers is identified in the Consolidated Rules and Regulations, titled Hideout Security and Rules Enforcement. Section 2a remains the same, the change is Section 2b as follows:
Trailers - The following trailers owned by a member and having a valid state registration will be permitted on any lots, amenities or common areas of the Hideout residential community.
Permitted: 1.Open type trailers used for watercraft, snowmobiles, and ATV. Open single axle utility type trailers with permanent sides not greater than two feet and not used for commercial purposes.

Not Permitted:
1.Enclosed trailers are not permitted on members lots. The only exception would be during the time a valid building permit, issued by the Hideout, is in effect for work in progress.
2. Open car trailers, open dumping trailers, or flat trailers with sides higher than two feet will not be permitted.
3.Any open trailers marked with signage identifying its use in support of a commercial business, regardless of the size are not permitted.All open trailers must be inspected at the time it is being registered in the Hideout, in addition to an identified process to secure a variance. Members can apply for a variance, exception to the rule for personal use trailers only. A written request must be accompanied with a signed variance form of neighboring property owners that would be impacted. Hideout Registration will provide stickers and any request for variances should be processed through the ECC. The variance requests can be dropped off at the POA Office.
